Looking for a guesthouse or pension in Edirne usually means looking for a place far from hotel formality, where the host is present and breakfast is homemade. Komşu Konak offers that warmth in a historic mansion at İzmir Caddesi No 18 in Kaleiçi, and adds today's comfort on top: air conditioning, Wi-Fi, a TV and a minibar in every room.
Pension, hotel and institutional guesthouse: the difference
These words are often used interchangeably, but they describe different scales. A pension (pansiyon) is usually a family business; there are few rooms and the host deals with guests directly. A hotel is larger, with set procedures and a reception desk at its centre. A misafirhane is usually run by an institution for its own staff and guests, with priority users defined in advance.
Our guesthouse sits in the middle of this picture: it combines the warmth of a pension with the room-based comfort of a hotel. The comparison below shows which questions to ask when choosing.
| Type | Scale | Strength | What to ask |
|---|---|---|---|
| Pension | Few rooms, family-run | Warmth, homemade breakfast | Is the bathroom en suite or shared? |
| Hotel | Many rooms, corporate set-up | 24-hour reception, facilities | Is breakfast included in the price? |
| Institutional guesthouse | Attached to an institution | Priority for its members | Are outside guests accepted? |
| Historic mansion | Few rooms, original building | Character, courtyard, personal service | What are the room types and capacities? |
Pension warmth, mansion comfort in Edirne
What people love about pensions is a host who knows them and answers questions sincerely rather than by rote. As there are few rooms here, we get to know our guests one by one. Which street leads to the Selimiye, which museum to visit on a rainy day, where to sit in the evening: we talk it through according to the day.
On comfort we go beyond the classic pension. Rooms range from 22 to 42 m²; the Deluxe room and the Suite have balconies and the Suite has a bathtub. This is a room-based stay, not a shared-bathroom set-up.

A homemade Edirne morning
The heart of the guesthouse experience is the breakfast table. Breakfast is served every morning from 09:00 to 13:00 and is included in your stay. Cheeses, olives, homemade jams, eggs, seasonal greens and warm pastries form its core; the produce follows the day and the season, and tea comes in a pot.
In summer the table is set under the vine arbour, on cool or rainy days under the glass roof or in the stone-walled lounge. More on our Turkish breakfast in Edirne page.
Shared spaces: courtyard, glass-roofed hall and lounge
The courtyard plays the role of a pension's shared living room. The lawn, the garden swings and the vine arbour are where families with children breathe and couples have their evening tea. The glass-roofed section gives the feeling of sitting outside even on rainy days; in the indoor lounge, antique armchairs and a crystal chandelier keep you company.
You do not need to be staying with us to stop for a coffee in the courtyard during the day; we describe the cafe side on our Edirne old town cafe page. When the lanterns come on in the evening, the courtyard grows calm again and the tiredness of the day fades there.

Room layout for families and small groups
A search for a guesthouse often comes with family or friends. The Family room is 42 m² and sleeps four; the Suite takes three. For larger groups we suggest a combination of room types. Details for staying with children are on our Edirne family stay page.
- Standard 22 m² / 2 guests
- Deluxe 28 m² / 2 guests, balcony
- Suite 38 m² / 3 guests, balcony and bathtub
- Family room 42 m² / 4 guests, sofa

Location in Kaleiçi and getting to Edirne
The guesthouse is on İzmir Caddesi on the outer edge of Kaleiçi. The Ali Paşa Bazaar is about 5 minutes, the Old Mosque and the Bedesten 8–10 minutes and the Selimiye Mosque 12–15 minutes away on foot. There is no private car park; finding a space on the street or nearby is usually easy.
From Istanbul the drive is about 232 km and takes 2.5–3.5 hours depending on traffic. Kapıkule is about 17–19 km and Pazarkule about 5–7 km away; travellers who want an overnight break on a cross-border journey also choose the guesthouse.
